It helps if you tell us of any specific requirements, for instance if you need off street parking, or proximity to a particular school. That way, we know to contact you first when the right property comes on the market.
It also helps if you have already made arrangements regarding your mortgage finance, so that when you find the right property, you are in a good position to make an offer. If you haven’t already spoken to anyone about a mortgage, then we can introduce you to the mortgage consultants that we recommend, The Mortgage Centre Direct. They have access to all the major high street lenders, and frequently have access to exclusive deals which you won’t find on the high street, which means they can help find you the best deal.
If you see a property that you like, let us know straight away and we will arrange a viewing appointment for you.
If you like it enough to make an offer, we will put your offer forward to the vendor straight away. At this stage we will need to know your own circumstances, for instance, is your own property under offer, do you have a mortgage agreed, and the amount of deposit you have. The more information we have regarding you circumstances, the easier it is for us to recommend your offer to our client.
If your offer is accepted, then you will need to instruct a solicitor to act on your behalf. Don’t worry if you don’t have one already, we can recommend you to some excellent solicitors in this area. Your solicitor will require you to provide proof of ID, and probably to pay them some money on account, so that they can start dealing with the transaction on your behalf.
At this point you will also be expected to complete your formal mortgage application, giving them full details for the property you wish to purchase, and you may also have to pay them a survey fee at this point.
Once the survey is done, your lender should be ready to issue your mortgage offer, which your solicitor needs before they can exchange contracts. By now your solicitor will also have made enquiries about the property, and once they are satisfied, they will be ready to report to you, with contracts for signing, and a moving in date will be agreed which suits you and the vendor.
If any issues arise as a result of the survey, or the solicitor’s enquiries, don’t worry, we will do our best to deal with any problems and find a solution which everyone is happy with. Once contracts are ready to be exchanged, the completion date is set. You will normally be required to pay a deposit on exchange of contracts, usually 5% or 10% of the purchase price.
On completion day, we just need a call from the vendor’s solicitor to tell us we can release the keys, and that’s it, the keys, and the property, belong to you!
