Quality marketing is essential to attract potential buyers.

You can also expect details of your home to be extensively emailed out to our database of buyers, and we continually phone potential buyers, promoting the properties we have for sale.
Everything we do is designed to generate as many viewings of your property as possible, as quickly as possible. More viewings, means a quicker sale, and a better price.
Feedback
We understand that our clients will be curious to know the comments of those applicants who have viewed their property, and we therefore undertake to keep all our clients informed of feedback on a regular basis. Also, we need to know what people think of your home, in order to judge if we are on the right track – sometimes it is worth altering the property slightly, in order to make it more appealing to a buyer, or to remove issues which are putting people off.

Finding a buyer for a property and agreeing a sale is the easy part – progressing the sale to completion is where we really earn our keep. At Marshall Vizard, we will liaise with your buyer, and their solicitors, to ensure a smooth and speedy transaction. More importantly, we make sure that you know what is happening, all the time. We also speak regularly with the other agents up and down the chain, and by coordinating the sale in this way, we can avoid unnecessary delays and remove much of the stress associated with moving. Moving does not have to be stressful.
Sole agency – you decide for how long.
Most estate agents want you to sign an agreement which means you are committed to them for several weeks, sometimes months. This is OK when things are going well, but not so great if you are unhappy with their service. Naturally we will inform you immediately of any offers on your property. We will undertake to verify a buyer’s ability by checking into their mortgage arrangements and related sale. If we have any doubts about a buyer we will tell you. We would rather not agree the sale then agree it to the wrong person.
