Lettings and Management
We can cover every aspect of the letting of your property. We offer clients three different levels of service:
Let Only Service
  • Visit your property and advise on marketing, price, most likely target tenant, and any works which it may be beneficial to carry out prior to marketing.
  • Fully market your property including extensive internet coverage, with many of the leading sites including Rightmove, Find a Property and Fish4Homes, local newspaper advertising, and using our existing contacts with relocation agents and corporate tenants.
  • Accompanied viewings, liaising directly with either yourself or your existing tenants if appropriate.
  • Once we have introduced a tenant, we will discuss their circumstances with you, including when they want to move in, and how long they wish to rent the property for.
  • The tenants will then be referenced using a specialist tenant referencing company. You will be informed of the results with a detailed report. If you want to meet the tenants in person we will arrange that too!
  • Draw up a Tenancy Agreement on your behalf for your approval
  • Draw up a Basic Inventory to outline the condition of the property prior to the commencement of the tenancy. Alternatively, if you prefer, we can arrange a full professional inventory.
  • Instruct a Gas Engineer to carry out the Initial Landlords Gas Safety Inspection if required.
  • Co-ordinate the signing of the tenancy agreement with the prospective tenant prior to their occupation of the property and hand keys over to them.
  • Collect the first months rent and security deposit from the tenant
  • Hold the security deposit and register it with the Tenancy Deposit Scheme
  • Agree terms on how the rent is to be paid and if required we can send the tenants instructions to their bank to set up a standing order for this payment
  • Notify the Council Tax Department, Gas, Electricity and Water Companies of the new tenants details and when they took occupation
  • Arrange for quotes for Rent Guarantee and Legal Protection Policies
  • Approximately two months before the end of the Tenancy Agreement, we will contact you to confirm if you want to renew the Agreement. We will advise you on the current Rental Value and discuss whether you want us to renegotiate the rent with the tenant. We will then co-ordinate the renewal of the tenancy agreement with both parties.
  • If you request us to, we will also issue the Section 21 Notice
  • Fees are payable in advance for the duration of the Tenancy Agreement
Rent Receiving Service
We will provide all of the Let Only Service PLUS
  • Set up facilities for the rent to be paid to us, and if it is not paid we will chase the tenants by phone and in writing as appropriate.
  • Once the Rent is Received by Us, we would then pay the balance directly to your nominated UK bank account
  • Fees are due in advance for the duration of the tenancy, however, practically we collect them each month payable each month
Management Service
We will provide all of the Rent Receiving Service PLUS
  • Arrange to inspect the property at four monthly intervals
  • Act as a point contact for your tenants
  • Co-ordinate contractors to deal with maintenance issues
  • Inspect the property at the end of the tenancy and advise on the returned condition
