Location
We opened our first office on the St Albans Road, Watford, a highly visible and very busy location, which served us well for 5 years. However, in 2007, we had outgrown that office, so we relocated to bigger and better premises in Station Road. We are delighted with our new office – we now occupy newly refurbished air conditioned offices, within 200 yards of Watford Junction Station, probably the busiest place in town, which means we get lots of passing trade from the commuters, many of whom will be interested in buying your house!
Marketing
Presentation is very important. All our property details are prepared in full colour, with both internal and external photographs, and detailed floor plans of every property. We also advertise in full colour in the Watford Observer every week, and we provide some of the most comprehensive internet coverage of any agent in the Watford area. However, we don’t just rely on buyers calling us because they have seen your property on the internet, or in the paper. Every property we take on is proactively offered to our database of buyers, over the phone and by e-mail, to generate an immediate response.
Viewings
Many clients feel awkward showing people round their homes, while others are always out at work. This is not a problem. We hold keys for literally hundreds of properties, and we are very happy to conduct all the viewings on your home, if that is your preference. For security reasons, keys are kept securely locked up, and do not carry the property address. On the other hand, some clients prefer to carry out the viewings themselves, which is also fine. Either way, we will always make sure that you know about any viewings before they take place, and we will also get back to you with any feedback afterwards, because, naturally, you will want to know what people thought of your property.
Sales in progress
Many home owners have had disappointing experiences with estate agents in the past. Many will tell you that they heard very little from their agent while the sale was going through. At Marshall Vizard you can expect the opposite. Once a buyer is found, we will be proactively involved in the progressing of your sale, keeping you informed all the time, and liaising with your buyer, and your solicitors, to ensure the smooth running of the sale.
Service
Our modern energetic approach to estate agency is supported by a firm belief in traditional values of service and customer satisfaction. Since opening in January 2003, we have built up an excellent track record of results in and around the Watford area, and have also developed an enviable reputation for providing first class levels of customer service. We have a vested interest in providing all our clients with a good quality service, because then they will probably recommend us to their friends and family, which is good for business.
Fees
We offer competitive fees for both sole agency and multiple agency instructions. We believe, and our clients agree, that the services we provide represent excellent value for money.
Terms of business
Naturally there are some forms to sign. These confirm what Marshall Vizard will do on your behalf, and also what fees we will charge. Unlike many other agents, however, our terms do not tie you into a long contract. Quite simply, if you instruct us to sell your property we will act for you only for as long as you are happy with the service we are providing - subject to our standard terms of business, of course.
Peace of mind
