Where to buy in Watford…

We are often asked “Where is the best place to buy a property in Watford?“

However, there isn’t actually one right answer to that question!

The best place for a family with two school age children, will not necessarily be the best place for a young professional looking to commute into London every day.

Watford can be split into several areas, namely Nascot Village, Central, West, North and Cassiobury Park, each having different appeal to a potential buyer.

Nascot Village, as the name suggests, has a more village-y feel about it. Properties range from small to large and there is a lot of character in this area. There are two outstanding primary schools, Nascot Wood and Cassiobury, which would make this area more attractive to young families, but the close proximity to Watford Junction Station, would also appeal to young professionals.

Central Watford, mostly appeals to people who work in the vicinity of the High Street and those who work in London, with the High Street station close by. For both these reasons, the area is very popular with investment buyers, as there is always a strong demand from the rental market.

North Watford, would suit those who are willing to walk a little further to Watford Junction, although it is still perfect for commuting, both by train and also by car, as the M1 and M25 are both on the doorstep. Properties range from terraced to semi-detached with driveways, so this is often an area people start in and then upsize later on, when their circumstances change.

West Watford is where both the outstanding Boys and Girl’s Grammar schools are situated and also where you will find Watford General Hospital. This part of town appeals to a large variety of people, from Doctors and Nurses to families with secondary school aged children and commuters in need of Watford Metropolitan line. This area has a mix of property types from terraced through to detached.

Cassiobury Park area is close to both the station and the beautiful park and ancient woodland. It is an area with larger, prettier and older type properties and will be most suitable for buyers looking to buy at the higher end of the market.
