PREPARING YOUR PROPERTY TO SELL – THE IMPORTANCE OF GOOD PHOTOS…

First impressions count, and the first impression a potential buyer will get of your property, is from the photos that are posted on your agent’s website or on a property portal!
When looking online, a potential buyer will decide in seconds, whether your property is suitable for them. That’s why, great photographs are imperative!
Before your estate agent comes round to take photos of your property, you need to get it ready to show!
Hopefully it will be a lovely clear, bright day when the photos are taken! The first photo that buyers will see, is of the front of the property, so move any vehicles that are parked outside and clear any clutter away, including bins!
If your property has a garden, it’s time to get the lawnmower out and leave it looking tidy!
When getting any reception rooms ready for photographs, make sure that cushions are arranged on sofas, dining tables are set, toys, magazines and dvds are out of sight and if you have wooden floors or tiles, remove any rugs from the room and open all curtains and blinds.
Don’t forget to keep pets out of the way too!
In the bedrooms, make all the beds up, close all wardrobe doors and drawers, and store any clutter away…
…also ensure no one is still in bed asleep!!
In the kitchen, clear all worktops, move bins out of sight, close the cupboards, clear the sink and remove any magnets and clutter from the fridge door. If you have cats or dogs, remove their bowls and beds!
Finally, in the bathroom, put toilet lids down, remove any toiletries, close the shower door/curtain and fold any towels.
Your house is now ready to photograph and show in its best light!
Keep it like this for viewings too and it will be UNDER OFFER in no time!!
